WE ARE LOOKING FOR

We are seeking an experienced Senior Leasing Manager to join our P3 team in Poland - ideally in the area of Poznań / Katowice / Wrocław.

SOME OF THE INTERESTING CHALLENGES AHEAD OF YOU

Leasing Strategy & Execution

  • Co-develop and execute leasing strategies in alignment with portfolio objectives.
  • Manage the full leasing lifecycle: marketing, tenant engagement, negotiation, deal structuring and closing.
  • Support and prepare leasing plans, vacancy strategies, and commercial proposals for assets across multiple regions.
  • Participate in negotiations with tenants and brokers for LOIs, leases, renewals, extensions and expansions, with the support of the relevant team member and/or project owner.
  • Ensure commercial terms optimize both short-term income and long-term asset value.

Client Relationship Management

  • Develop and maintain long-term relationships with existing and prospective tenants
  • Ensure high-quality tenant experience throughout the leasing lifecycle

Commercialization of Availabilities

  • Collaborate with Asset Management, Development, Construction, Marketing and Finance to prepare and commercialize vacancy:
    • Existing Portfolio: upcoming expirations, tenant relocations, lease renewals or re-gears.
    • New Developments: speculative buildings, BTS opportunities, landbank commercialization.
  • Provide commercial input to feasibility studies and business plans for upcoming projects.

Market Intelligence & Business Development

  • Monitor logistics market trends, rent levels, absorption patterns and competitor pipeline.
  • Maintain strong relationships with brokers, 3PLs, retailers, e-commerce and industrial occupiers.
  • Identify leads and new business opportunities across all submarkets.
  • Take active role in preparing market reports supporting investment, development and asset-management decisions.

Internal Collaboration & Cross-Functional Alignment

  • Work closely with:
    • Asset/Property Management on asset strategy, rent targets, renewal approach, tenant mix, budgets and approvals.
    • Development on BTS deals, feasibility reviews, tenant fit-out, technical building standards, deal economics, rent models.
    • Marketing for asset promotion, brand consistency, digital/offline campaigns.
  • Ensure consistent communication and documentation flow throughout the deal cycle.

Transaction & Documentation Management

  • Prepare deal summaries and internal approval documents for management and investment committees.
  • Ensure lease documentation aligns with legal frameworks and P3 standards.

Reporting & Performance Management

  • Report regularly on pipeline status, deal progress, risk areas and strategic recommendations.
  • Track leasing KPIs including occupancy, rent growth and tenant retention.
  • Track performance against targets and proactively adjust strategies as needed
  • Support annual budgeting and quarterly reforecasting processes.

WHAT YOU NEED TO SHINE IN THIS ROLE

  • Experience in the field of logistics and industrial real estate leasing
  • Proven track record in negotiations, leasing of build-to-suit (BTS) facilities, and leasing and renegotiating leases for existing logistics facilities
  • Strong negotiation, communication, and presentation skills
  • Strong analytical skills: rent models, market analysis, absorption forecasts
  • Knowledge of technical specifications for logistics buildings
  • Proficiency in CRM tools and Excel/financial modeling
  • Bachelor’s degree in real estate, business, economics, engineering, or a related field
  • Professional certifications (e.g., CCIM, RICS) are a plus
  • Fluency in Polish and English language
